How I work…

The following services are based on the RIAI Work Stages for a domestic project. This is baseline information from which the design can be developed.

Stage 1 – Design

This is the first design proposal, which is presented by the Architect … which will be brought forward and developed to the next stage. Read more

Stage 2 – Planning

Documentation is submitted to the Local Authority at this stage. The Local Authority requires a minimum of 8 weeks to make a decision. Read more

Stage 3 – Tender

The production of the drawings and specification from which the project will be built. Read more

Stage 4 – Construction

Approval must be sought from the Building Control Authority to ensure that the building complies with the Irish Building Regulations and Technical Guidance Documents.

Conservation

Architect for Building and House Conservation

We are a dedicated conservation architecture practice based in Carlow, working on various conservation architecture projects throughout Leinster.

We aim to create interventions which do not detract from the character of a building, working with the current fabric as much as possible. As an accredited RIAI Conservation Architect (Grade III), practice principal Paul Osborne offers expert skills in researching and analysing protected structures and buildings of historical significance, liaising with local authority conservation officers, and preparing Conservation Reports and Architectural Heritage Impact Assessments.

In addition to completing major conservation projects for clients, we also provide specialist consultancy services to other architectural practices.

As a Grade III RIAI Accredited Conservation Architect, Paul Osborne Architects offers additional expert advice and services throughout Ireland including:

Advise relating to:

  • The repair, demolition or shoring of historic buildings.
  • Conservation legalities and contractual agreements.
  • Grants and funding available for conservation works.

Services including:

  • Examination of historic buildings and sites.
  • Searches of records and historic archives.
  • Diagnostic investigation of the causes of building decay.
  • Designing and planning suitable extensions and/or alterations.
